SHORT SALES

Our firm focuses on representing homeowners in Short Sales.  Our fees are paid by the lenders!  There are no fees charged up front to you.  We are paid at closing.  A short sale is another option available to homeowners facing foreclosure.

 A short sale can be a long process.  However, with an experienced legal team behind you from contract to closing, the time is drastically reduced --  not to mention the peace of mind you will have knowing that an attorney is pursuing your best interests throughout the process.  The homeowner, typically through a real estate agent, obtains an offer to purchase the property (a sales contract) at fair market value and submits the offer to the lender for approval.  The approval process can take several months and the homeowner must supply financial documentation to qualify, similar to applying for a deed in lieu of foreclosure or mortgage modification.

Most lenders require the homeowner to submit the following documentation along with the signed Sales Contract (which can be found on our "Forms" page):

 

-    RMA Form

-    Last years Income Tax Return

-    IRS Form 4506T

-    Hardship Letter

-    Two Months of Proof of Income

-    Two Months of Banking Records

-    Two Months of Statements  for all Accounts Listed on RMA Form
